Dreaming of building a mountain home near Salida or Buena Vista? The right piece of land starts with understanding what’s possible beyond the property lines.
Few things are more appealing than a piece of Colorado land with panoramic mountain views, room to breathe, and the possibility of creating something entirely your own.
In Chaffee County, those opportunities can be particularly exciting. From rural acreage near Buena Vista to parcels outside Salida and Poncha Springs, the Arkansas River Valley offers a remarkable variety of landscapes.
But buying land in the Colorado mountains is different from purchasing an existing home. And the most beautiful property isn’t always the most practical one.
Before purchasing acreage in Chaffee County, here are some of the most important considerations.
1. Water: A Critical Part of Colorado Land Ownership
Water should be one of the first questions you ask when evaluating vacant land.
Is the property connected to a public water system? Does it have an existing permitted well? If not, is a new well legally possible?
Colorado’s water laws are complex. A well permit determines how groundwater may be used, and not every permit allows irrigation, livestock watering, or additional residential uses.
The presence of a creek or other surface water does not automatically mean the owner has the legal right to use that water.
Before purchasing, buyers should investigate existing well permits, water rights, and any applicable augmentation requirements with qualified professionals and the Colorado Division of Water Resources.
2. Septic Systems and Wastewater
If a property isn’t connected to a public sewer system, an onsite wastewater treatment system may be necessary.
Soil conditions, groundwater levels, slopes, available space, and local regulations can affect whether a system can be installed and what type is required.
A parcel may look perfectly suitable for a home but still present challenges for wastewater treatment.
For vacant land, evaluating septic feasibility early can prevent costly surprises.
3. Zoning, Buildability, and Land Use
Not all acreage offers the same development possibilities.
Before purchasing land in Chaffee County, investigate the property’s zoning designation and applicable land-use regulations.
Important questions include whether a primary residence is permitted, whether accessory structures or additional dwelling units are allowed, and whether the property is subject to setbacks, easements, or other restrictions.
Chaffee County’s updated Land Use Code took effect January 1, 2025, making current regulations especially important when evaluating development plans.
Buyers should also verify which jurisdiction governs the property. Land inside Salida or Buena Vista may be subject to different requirements than unincorporated county parcels.
4. Access, Roads, and Winter Conditions
That picturesque dirt road leading to your dream parcel deserves a closer look.
Is access legally established through a recorded easement or public road? Who maintains the road? Is snow removal provided? Will construction vehicles be able to reach the building site?
Road conditions can affect everyday convenience, emergency access, construction costs, and financing.
A property that feels accessible during a summer showing may present a very different experience in February.
5. Wildfire, Insurance, and Site Conditions
Wildfire risk is an important consideration throughout Colorado’s mountain communities.
Vegetation, topography, access, construction materials, and proximity to neighboring properties can influence mitigation requirements and insurance options.
Buyers should investigate insurance availability and costs before removing contractual protections.
Steep slopes, drainage patterns, floodplain designations, and soil conditions may also affect development feasibility.
6. Think Beyond the Purchase Price
A lower-priced parcel isn’t necessarily a lower-cost opportunity.
Driveway construction, excavation, utilities, septic installation, well drilling, engineering, and permitting can represent substantial expenses.
Before committing to land, develop a realistic understanding of the full project.
The Right Land Requires the Right Questions
Chaffee County offers extraordinary opportunities for buyers seeking mountain acreage, whether the goal is a primary residence, a second home, or a long-term land investment.
The key is understanding what you’re purchasing and what it will take to achieve your vision.
