As someone who calls Evergreen Meadows home—and has the privilege of serving on our HOA board—I find myself in a unique position when it comes to understanding our neighborhood’s real estate landscape. I’m not just analyzing numbers; I’m watching the “For Sale” signs go up on my morning walks and chatting with neighbors at the mailboxes about their plans. So let’s take an honest look at how our market performed in 2025.

The Numbers Tell a Story of Transition

Evergreen Meadows saw 16 homes close in 2025, compared to 23 the year prior. While that’s a 30% decrease in transaction volume, it’s important to put this in context: we’re a small, established neighborhood where turnover has always been modest. Many of us moved here because we intended to stay.

What the pricing data shows:

The average close price came in at $919,356, with a median of $890,000—representing a modest adjustment from 2024’s average of nearly $999,000. Price per square foot held relatively steady at $315.77, down just over 2% from the previous year’s $322.81.

For homeowners, this isn’t cause for alarm. We experienced exceptional appreciation in recent years, and what we’re seeing now is a market finding its footing rather than a dramatic correction.

Homes Are Taking a Bit Longer to Sell

Perhaps the most notable shift? Patience is back in the equation. The median days on market increased from 8 days in 2024 to 25 days in 2025. That lightning-fast pace of the past few years—where homes seemed to sell before the sign was even in the ground—has given way to something more measured.

For sellers, this means pricing strategy and presentation matter more than ever. For buyers, it means you can actually tour a home, sleep on it, and make a thoughtful decision without feeling like you’re in a bidding war sprint.

What This Means for Our Community

Having served on the HOA board through various market cycles, I’ve learned that Evergreen Meadows’ appeal has never been about short-term market conditions. People choose our neighborhood for the towering pines, the wildlife wandering through their backyards, the sense of community at our annual events, and the balance of privacy with neighborly connection.

That hasn’t changed—and it won’t.
